What is Awaab's law?

Awaab's Law is an amendment to UK housing legislation, proposed in honour of the tragic death of two-year-old Awaab Ishak in December 2020.

Key changes include strict and clear timescales for damp, mould, and condensation-related repairs (DMC) and emergency repairs.

How does this affect you?

You will still report DMC and emergency repairs in the same way. Either via our online damp, mould and condensation report form, or call us on 0161 217 6016 and our call handlers will triage your report of DMC through a series of questions created through our specialist surveyors to ensure all tenants receive the most suitable response.

What do I need to do?

Customer access is essential for us to assess and resolve damp, mould, and condensation (DMC) issues effectively.

If access is denied or delayed, it prevents us from progressing with necessary actions, pauses the legal timeframe, and may result in delays in addressing the issue. It also mitigates us from future complaints, as customers are required to allow reasonable access in order for us to meet our obligations under Awaab’s Law.
